Standard Specification for Replacement EPDM Roofs

Once we have received your instruction, (signed copy of estimate returned) the hob is prioritised. Leaking roofs over habitable property take precedence.

A survey will be carried out if we require any additional information not collected at the initial visit and any out of stock materials ordered if required.

You will be notified, normally the day or evening before we expect to be carrying out the work and are always subject to weather conditions on the anticipated day.

On arrival the existing roof will be stripped of the original covering back to the original deck, which will be assessed as the suitability of the material and the condition of the material. If the roof deck has to be removed then you well be advised. Replacement roof deck material is normally obtained locally.

Once the roof deck is up to standard and prepared the EPDM sheet will be rolled out over the roof area and trimmed to size. The sheet will then be rolled back to expose at least half the area and the adhesive will be laid usually with a roller. The adhesive is then allowed to partially dry or take up, after which the membrane is rolled into the adhesive and brushed to remove the majority of the air bubbles. The same procedure is then carried out for the second half of the roof.

The Edges of the roof are then dealt with by one of the following techniques:-

Walls: the sheet is folded back and an impact adhesive is applied to both the wall and the fleece back of the membrane, when tacky the membrane is rolled back up the wall and rolled with a steel roller to ensure maximum adhesion.
Fascias with Gutters: a metal trim is cut to length and laid on to the roof deck edge to form a drip which is then screwed to the deck with stainless steel screws with a flat washer over an EPDM washer.
Fascias Only: an upstand is formed by nailing a plastic strip to the edge of the roof deck with stainless nails, the roof membrane is then stuck down before and up and over the upstand. A metal trim is then stainless screwed through the membrane into the plastic upstand to prevent the rain from over the flowing and running down the fascia.
Internal Corners to Upstand Flashings: at the corners there is a fold of surplus material which is impact bonded to itself and flashed with flexible uncured EPDM flashing back to one of the walls.
Pipes through the Roof: as a hole has to be made to allow the pipe to pass through the pipe is flashed with EPDM uncured flashing which is applied on to primer applied to both the pipe and the EPDM membrane and because the flashing is more elastic it is stretched out round the pipe on to the membrane. A similar method is applied when roof lights are installed into a roof. 
Lead Flashings: once all the roof membrane has been laid and secured on all edges any lead flashings are dressed down over the up stands, faulty flashing replaced and any surplus material cleared away.
